Evaluation of Rail Station Effects on Property Values

This dashboard maps residential and commercial property data within a 1,600-metre walking distance of twelve Devon rail stations (although no property appears in Digby and Sowton station catchment because all transactions in that catchment are outside 1,600 metres walking distance and were excluded from the models).

Rail investment is sometimes funded based on the expectation that the value of nearby properties will rise. The study tested whether Okehampton and Marsh Barton stations raised property values in surrounding areas after opening. Okehampton station (reopened on 20 November 2021) and Marsh Barton station (opened on 4 July 2023) were the treated stations, while ten carefully selected stations served as controls.
